        Damage Deposit 

A deposit of one months rent is required to secure the property. This is returnable at the end of the tenancy PROVIDING that the property is clean and in good condition. All deposits are registered within a deposit protection scheme

  Since 1st February 2016 landlords must determine a new tenant`s immigration status before the start of a tenancy. In the majority of cases checking a tenants passport may be sufficient.

A guarantor is a third party, such as a parent or close relative, who agrees to pay your rent if you don't pay it. Your landlord can ultimately take legal action to recover any unpaid rent from your guarantor.

Your landlord may want to check that your guarantor is able to pay the rent in the same way that they've checked your ability to pay. For example, by carrying out a credit check.

There is a legal requirement for a guarantee agreement to be in writing. The agreement sets out the guarantor's legal obligations.

Entertainment in Woolwich

No student should be too far from a 'Spoons' -  and in Woolwich The Great Harry is it!  Rebuilt a few years ago  it's recent history is worth looking up. A stones throw and across the market square are The Gatehouse and the Dial Arch. Situated just inside the Woolwich Arsenal main gate, They are more suitable for those with deeper pockets.

The Woolwich Works is a relative newcomer to the area and is situated within the Woolwich Arsenal. Lots of music, comedy etc. Tucked away near Woolwich Arsenal Station is The Tramshed which is soon to get a revamp as a new pool is being built alongside it to replace the Waterfront pools.

 The Waterfront Leisure Center is next to Woolwich Ferry. This is a leisure pool - waves etc - but it also has a fitness pool. This is a large center with a gym. fitness classes, squash courts etc. Local swimming clubs are Greenwich Royals and a triathlon club -  Greenwich Tritons. If you like open water Charlton Lido is not too far away or if you take the cable car across the river you can swim in the dock - You do need to register to swim there.

 

 

Why our properties are non-smoking

 

• Tenants safety
Most fatal fires are started by discarded cigarettes, matches and lighters. 
“Last year, there were around 11 smoking related fires per week and at least one smoking related fire fatality every month. These are often small fires started when people have fallen asleep smoking or have been drinking and smoking. It’s not uncommon for people to have died in these sorts of fires before the alarm is even raised. (Fire service report 2017)

• Obnoxious smell
The smell permeates the room and all soft furnishings are affected. Nicotine and tar coat the walls and ceilings with a yellow film. Cleaning this substance off is most unpleasant. White paint is stained

• Length of tenancy
Students stay in the property for a year – sometimes two. It is not practical to wash all walls and ceilings and repaint between tenancies

• Damage
We get cigarette burns to carpets, flooring, furniture and soft furnishings.

• Consequences
Smoking really DOES cause lung cancer. The best smokers can hope for is a future featuring bronchitis and emphysema. This also applies to non-smokers who have to breath in exhaled smoke particles etc. 

 

We appreciate that smoking or not is a personal choice and have, in some properties, provided external smoking shelters.  These enable those who choose not to smoke cigarettes to live in a smoke free environment.

Properties are compliant to all regulations applicable to Houses in Multiple Occupation and are  registered, as such, with the Royal Borough of Greenwich.  All our properties are equipped with students in mind. Bedrooms - apart from those in our Belson Road property -  have lockable doors and are clean and comfortable. Most rooms have a small double bed (4ft).  A few rooms have a large single bed (3ft 6 inches). All rooms have a wardrobe, chest of drawers and desk.

We aim to provide a same day response to maintenance issues.  Properties are let inclusive of bills, normally to pre - formed groups.
